New plan for 2nd Street subdivision

Developers of the 2nd Street Residences are diligently working to create a new concept for the project, one that they say will be “significantly less dense.”

Will MacDonald and Sean Averill of Community Infill Partners recently withdrew their application for an apartment and condominium subdivision proposed for East Second Street. Since the project was originally introduced in March, a number of neighbors have fought against the project claiming it to be out of character with the neighborhood.

On Monday, MacDonald told the Pilot he and Averill have talked with neighbors and are hoping to create a design that is more favorable for the 24-acre property.

“The neighborhood was very strong in what they wanted,” MacDonald said. “We wanted to listen to them. It’s in our best interest to do what the neighborhood wanted.”

The most recent version of the project included 143 housing units made up of apartments, condominiums and single family houses. A zone change and a planned unit development overlay had been requested for the project.

The project has been scaled down numerous times since it was first presented to the public this spring as the 2nd Street Apartments. The original plan called for 174 housing units in large multi-plex buildings, the maximum density allowed.

What the new design will look like is still a work in progress.

“We’re trying to get a hand on that right now,” MacDonald said. “We’re literally working on it right now.”

The new design has been reported recently as a couple different possibilities. One put the project at 117 units, apartments and condos; while the other set it at 70 single-family homes.

On Monday, however, MacDonald said it was too soon for him to give specific numbers.

“There will be single-family homes in more of a traditional subdivision,” he said. “It will be what the property can support and closer (in design) to the area neighborhoods.”
