21 acres on Flathead Lake up for auction
A Bigfork property with over 500 feet of shoreline previously listed at $2.395 million is going up for auction in early September.
The 21-acre property at 240 Holt Drive features a five-bedroom, 4,751-square-foot house with weathered exterior and modern amenities on the interior. The home showcases reclaimed materials, including recycled shiplap pine, alongside high-end new materials.
A distinctive part of the property is a wooden boardwalk that stretches through a reedy marsh to a small house on Flathead Lake. The lake house has a covered patio space to store canoes, kayaks and other boats along with indoor living space.
The home was designed by local architect Larry Pearson of Pearson Design Group Inc., which has locations in Kalispell and Bozeman.
The auction is being put on by New York City-based Concierge Auctions. The company auctions off luxury properties across the globe.
Andrew McMullin is the project sales manager for the property and has been giving tours in recent weeks to prospective bidders. He said that the rustic exterior turns some folks off, but when they dive deeper they begin to love what they see.
“Walking up and just having that exterior exposed and paint chipping, it kind of throws people off on their first take,” McMullin said. “You have people pull up and turn away site unseen without walking in, but once they do come in or I wrangle them in, it’s kind of funny their reaction.”
He said that when people get inside they are able to see the rooms full of large, insulated windows that offer stunning views in the summer and winter and also experience the floors with radiant heat.
“I’ve had over 120 groups through the home in the last two weeks,” McMullin said. “It’s been the talk of the town and it’s been a real treat just showing it.”
He also said that from his experience auctioning high-end homes, he thought this one was a bargain.
“Price wise, we do homes up to like $100 million and this home is listed at [$2 million] but if you put it anywhere else in the world it would be listed at [$6 million or $7 million],” he said.
There is a $100,000 bidder deposit required to take part in the auction. The winning bidder will have their deposit applied to the purchase, and all other bidders will have their deposits returned to them within 48 hours of the auction, McMullin said.
The bidding will open on Sept. 5 and close on Sept. 7.
