Construction starts on Eagle Valley Ranch

Construction is underway on the first of multiple apartment buildings planned for property north of Kalispell near Rose Crossing.

Spartan Holdings, LLC, is developing the Eagle Valley Ranch Apartments, the first of which is a three-story, 24-unit multifamily building at 1950 Jefferson Boulevard.

Spartan Holdings aims to eventually develop 64 acres for Eagle Valley Ranch in several phases along the U.S. 93 corridor, north of Kalispell North Town Center and south of Ponderosa Estates. The project will include 114 single-family lots and 18 mixed-use parcels in a combination of multifamily units and commercial properties. The blueprint includes 20 acres of open space bordering Ponderosa Estates and a pedestrian trail along a 100-foot buffer zone off the highway.

“Over time, he will probably build a number of those [apartment buildings] up there,” Kalispell Senior Planner Jarrod Nygren said.

The project won City Council approval earlier this year, according to Nygren, but he construction process has hit a few hiccups that have delayed the first phase of the project.

“Construction has started and stopped,” Nygren said, because the developer “had construction issues they worked out.” The entire housing project will be built in four phases, and now that the cause of the delays has been remedied, Spartan Holdings expects to move forward with the first phase.

Project Manager Joe Carman said they are moving “full speed ahead” now that they have overcome “minor” delays. He tentatively placed the anticipated opening around April of 2020.

In addition to the plans for more buildings on the property, the development is expected to include a number of amenities, according to Nygren. In the first phase, the major focus will be a large open space for recreation near the building. There are also plans to build a trail extending north and south of the development, which they expect to connect to the existing bicycle and pedestrian trail along U.S. 93 North. A clubhouse may be built in the later development phases.

Carman explained they chose the location because they view it as “the gateway to Kalispell.

“It’s a new, developing area,” Carman said. “It’s a new window into town with the way Kalispell is growing.”

Nygren noted the next elementary school for Kalispell eventually will be built in that area.
